Maybe you went downstairs and noticed a small puddle beside the furnace or you heard a dripping sound during a heat cycle and found water on the floor. These scenerios can feel like a big red flag!
However, the good news is that most furnace water leaks are tied to a drainage system issue, not a major breakdown. Modern high efficiency furnaces are built to make water as part of normal operation, and that water has to drain away properly. When something blocks, cracks, or overflows in that drainage path, the water ends up where it shouldn’t.
However, it’s important to know what to do if you find your furnace leaking water and how to tell the difference between normal draining and a problem that needs a technician.
Steps if Your Furnace is Leaking Water
If you see water around the base of the furnace or near air conditioning units, take these steps in order.
First understand that water can create a shock risk if it contacts electrical parts. If water is pooling close to wiring, the blower compartment, or the power switch, turn off power to the furnace using the furnace switch near the unit or the breaker in your panel if it is safe to do so. If you’re not sure how to do this or have any doubts, set the thermostat to off and avoid touching the furnace repair until a technician has inspected it.
Soak up any standing water with towels or a wet and dry vacuum. If the leak is still active, place a shallow container where the water is dripping so that it does not spread across the floor. Move boxes, carpet, and other items away from the wet area.
Sometimes the water is not coming from the furnace itself. Check for water lines to a faulty humidifier attached to the ductwork, water dripping from the air conditioner coil cabinet that sits above many furnaces or nearby plumbing pipes, water heaters, or floor drains that could be leaking water.

Why Water Comes From Many Modern Furnaces
Older standard efficiency gas furnaces do not normally produce water during normal operation. Their exhaust stays hot and leaves through the vent pipe as vapour. However, high efficiency gas furnaces are different. These are often called condensing furnaces. They extract more heat from the exhaust by cooling it down inside a second heat exchanger. When that hot exhaust cools, the water vapour in it turns into liquid water called condensate.
That condensate water collects in internal drain passages and a small collector box. Then it flows out through plastic tubing into a floor drain, a condensate pump, or a household drain.
Because of this design, it is normal for a high efficiency furnace to create and drain water while it runs. A small steady trickle of water through the condensate line and into a drain is expected. What is not normal is water leaking onto the floor or out of seams in the drain hose or furnace cabinet.
In homes where the air conditioner coil sits on top of the furnace, the air conditioner also creates a large amount of condensate in the cooling process during the season. That water drains through its own pan and tubing. In many systems the furnace and air conditioner share the same furnace drain line, so a clog or leak in that shared line can show up as water around the furnace at any time of year.
Common Reasons For a Furnace Leaking Water
Here are common reasons for leaking water around a furnace.
- Clogged condensate drain line: Algae, dust, rust particles, and other debris can build up inside the plastic drain tubing or the condensate trap. When this line trap clogs, water backs up into the furnace and may overflow into the cabinet or result in water leaking out onto the floor.
- Cracked or loose drain tubing: The plastic tubing that carries water away from the furnace can become brittle, cracked, or disconnected. Even a small crack or loose connection can allow water to drip out during long heating cycles.
- Malfunctioning condensate pump: If the furnace is located in a basement or area without a nearby floor drain, a small electric condensate pump may be used to move water to a higher drain. If this pump fails or its discharge line clogs, the pump reservoir can overflow.
- Leaking whole house humidifier: Many systems include a humidifier mounted on the ductwork. These devices have a water supply and a drain. If the internal pad is clogged, the float or valve sticks, or the drain is plugged, water can leak out and run down onto the furnace.
- Air conditioner drain problems: During cooling season, a clogged air conditioner drain pan, rusted pan, or plugged coil drain line can overflow. Since the coil housing sits on top of the furnace, this water often appears to be coming from the furnace itself.
- Improper venting that causes condensation: If the exhaust vent for a high efficiency furnace is not sloped correctly, condensate can collect in the vent pipe. That water may run back toward the furnace and leak out. On a standard efficiency furnace, an undersized or very cold metal flue can also form condensation that drips down.
- Frozen or blocked intake or exhaust pipe: In cold weather, the plastic intake or exhaust pipe on a high efficiency furnace can ice up or get blocked by snow, leaves, or nesting debris. When exhaust cannot leave properly, moisture may back up and drain where it should not, sometimes leaking from joints or the furnace cabinet.
- Dirty or clogged air filter or airflow issues: If airflow through the furnace is restricted by a clogged furnace filter, closed vents, or a failing blower motor, the furnace can overheat and shut down early. When this happens repeatedly, condensate may not drain as smoothly and can overflow in the collector area, especially if the drain line is already partially restricted.
- Condensate drain trap installed incorrectly or dried out: High efficiency furnaces use a trap to prevent flue gases from escaping through the condensate drain. If that trap is installed wrong after service, tilted out of position, cracked, or allowed to dry out, it can slow drainage and cause water leaking into the furnace.
- Collector box or internal drain port blockage: Even when the external drain line looks clear, buildup can occur inside the furnace in the collector box or internal drain passages. This hidden blockage can cause water to back up and leak from seams or the bottom of the cabinet.
- Loose cabinet seals or gaskets: Over time, seals around panels, the collector box, or drain fittings can shrink or deteriorate. Water leakage that normally stays contained can find a path out through a gap, leaving drips on the furnace base or floor.
- Heat exchanger or secondary exchanger issues: This is less common than drain problems, but if a secondary heat exchanger becomes damaged or heavily corroded, condensate may escape where it is not supposed to. This usually shows up as water inside the burner area, unusual rusting, or repeated shutdowns. A technician needs to check this right away.

How to Unclog a Furnace Condensate Drain
Some homeowners feel comfortable handling minor condensate maintenance. If you decide to try this, move slowly and carefully, and stop if you feel unsure. Follow these basic steps to clear a simple clog.
- Turn off power to the furnace: Use the furnace switch near the unit or the breaker in your electrical panel. Also set the thermostat to off.
- Locate the condensate drain line: Look for plastic tubing connected to the base of the furnace or to a collector box. It is usually white or clear plastic and runs to a drain or small pump.
- Inspect and disconnect the line where it is easy to reach: Check for kinks, sagging sections, or obvious cracks. If you can remove a section of tubing or open a union fitting by hand, have a towel or small container ready for any water that spills out.
- Flush the line: You can often clear a light clog by flushing the tubing with warm water. A small amount of white vinegar mixed with the water can help dissolve buildup without harming plastic parts. Slowly pour the solution into the line near the furnace and let it run out the open end into a bucket. Avoid using harsh household drain cleaners in the condensate line. These products can damage plastic and pump parts.
- Use a wet and dry vacuum on the drain outlet if accessible: If the drain line goes to a floor drain or outside, you can place the hose of a wet and dry vacuum over the outlet, seal it with a rag, and run the vacuum for several minutes to pull clogs out of the line.
- Reassemble and test: Reconnect all tubing and fittings securely. Make sure the drain line slopes downward without low spots. Restore power to the furnace and run a heat cycle. Watch the drain line to confirm that water flows smoothly and that no drips appear at joints or seams.
If the line clogs again soon, or if water still leaks from inside the furnace cabinet, an internal blockage or component problem may be present. At that point it is wise to have a certified technician inspect the system.
How to Prevent a Leaking Furnace
Water problems around a furnace can seem minor at first, but they can lead to rust, mold, electrical issues, and even safety concerns if exhaust venting is involved, including the risk of carbon monoxide.
You can reduce the chances of water problems by making condensate checks part of regular furnace maintenance. Have the furnace inspected each heating season and ask the technician to inspect and flush condensate traps and lines. If your setup includes a humidifier or an air conditioner coil, have those inspected and cleaned as recommended as well.
